 Design Custom Homes

September 29, 2026

If you've been thinking about building a custom home, there comes a point when browsing floor plans and saving inspiration photos turns into something a little more serious: talking to a builder. And that's usually when the questions start.

Do you need to own land first? Should you already have a floor plan? How specific does your budget need to be? Is a Pinterest board helpful, or will you show up with 200 photos and overwhelm everyone? The good news is that you don't need to have your entire home figured out before that first conversation. In fact, you probably shouldn't.

Your first meeting with a custom home builder is an opportunity to talk through what you're considering, ask questions and start figuring out what's realistic for your lifestyle, property, budget and timeline. Here's what is helpful to think about before you get there.

### **Start With How You Want to Live**

It's tempting to start with the fun stuff: kitchen finishes, flooring, exterior colors or that pantry you've had your eye on for two years. Those things matter eventually. But early in the process, it's more helpful to think about how you actually use your home.![Custom kitchen with large island, built-in seating and open dining area.](https://info.customhomesofmadison.com/hs-fs/hubfs/Social/38-7569%20Drumlin%20Crk%20Ct%20Columbus-38.jpg?width=548&height=366&name=38-7569%20Drumlin%20Crk%20Ct%20Columbus-38.jpg)

Maybe everyone ends up in the kitchen when you have friends over. Maybe working from home has made a dedicated office non-negotiable. You might want your primary bedroom on the main level because you're thinking about the long term. Or perhaps your current house has taught you that you can never, ever have enough storage. Those details tell a builder much more than knowing you like white oak cabinets.

Think about what works in your current home, what doesn't and what you wish you could change. A custom home can then be designed around those priorities rather than asking you to adapt your life to an existing floor plan.

That's a big part of how Design Custom Homes approaches custom building: starting with how you want to live and creating a home around your routines, priorities and future needs.

### **Have a General Budget in Mind**

You don't need to arrive with a spreadsheet accounting for every dollar, but you should have an idea of the overall investment you're comfortable making. And this is one area where it's worth being candid.

Your budget helps your builder understand what's realistic and where it makes sense to prioritize. If you know you'll want higher-end appliances, a finished lower level or a larger garage, bring that up early. Those decisions can affect the overall scope of the project. Budget conversations aren't always the most exciting part of planning a custom home, but having them early can prevent much less exciting conversations later.

DCH puts an emphasis on planning selections and setting realistic expectations before construction begins, particularly because [changes and upgrades](https://info.customhomesofmadison.com/design-custom-homes-blog/change-orders-vs.-allowances-what-you-need-to-know-before-building-a-custom-home?hs_amp=true&utm_source=chatgpt.com) made later can affect both cost and schedule.

### **Think About Where You Want to Build**

If you already own land, great. Bring along whatever information you have about the property. If you don't, that's okay too. You might only know that you'd like to stay within a certain school district, want a shorter commute into Madison or are looking for more space outside of town.

[Where you build affects more than your address.](https://info.customhomesofmadison.com/design-custom-homes-blog/building-near-madison-wi-how-to-choose-the-right-community-for-your-custom-home?utm_source=chatgpt.com)The lot itself can influence your home's layout, foundation, driveway, views, natural light and even where outdoor spaces make the most sense. Utilities, grading, soil conditions, setbacks and local requirements can also come into play.

[If you're still looking for property,](https://info.customhomesofmadison.com/design-custom-homes-blog/build-on-your-lot-a-complete-guide?utm_source=chatgpt.com) your builder can also be a helpful resource during that process. DCH builds throughout Madison and surrounding South Central Wisconsin communities and works with homeowners building on private lots as well as in area developments.

### **Bring the Inspiration You've Been Saving**

Yes, this is your permission to bring the Pinterest board. Photos, saved posts, floor plans and pictures of homes you've toured can all help communicate what you're drawn to. You don't need to know the architectural term for everything you like. Sometimes pointing to a photo and saying, “I love how this kitchen feels” is enough to start a useful conversation. And don't worry if your inspiration isn't perfectly consistent.

You may love the exterior of one house, the kitchen layout of another and a completely different mudroom. That's normal. Part of the design process is identifying the common threads and figuring out which ideas make sense together.

If you have the opportunity to tour completed homes, that can be helpful too. Seeing a space in person can give you a much better sense of room size, storage, natural light and how different layouts actually function than looking at them on a screen.

### **Know Your Must-Haves (and Your Nice-to-Haves)**

You probably have a few things that you already know your next home needs. Write them down. Maybe it's three bedrooms on the same level. A home office with a door that actually closes. A walk-in pantry. Space for aging parents. A screened porch. A three-car garage. Then make another list of things you'd love to have if the budget and space allow.

Knowing the difference between a must-have and a nice-to-have gives you and your builder somewhere to start when you're balancing design, budget and square footage. You don't need a 50-item wish list. Even three or four priorities can tell your builder a lot about what matters to you.

### **Have a General Timeline**

You don't need to choose a move-in date at your first meeting. It is helpful, though, to explain what your ideal timing looks like. Are you hoping to be settled before the next school year? Do you need to sell your current home? Are you still looking for land and comfortable taking your time?

![Homeowners discussing their custom home with a builder during construction.](https://info.customhomesofmadison.com/hs-fs/hubfs/undefined-2.png?width=764&height=510&name=undefined-2.png)

Custom homebuilding involves design, selections, site preparation, permits and construction, so your builder can help you understand how your goals line up with a realistic project timeline. And if you're still very early in the process, say that. An initial conversation doesn't have to mean you're ready to break ground next month.

### **Bring Your Questions**

You are not expected to understand the custom homebuilding process before you've gone through it.

#### **A few good questions to bring with you:**

- How does your building process work?
- Who will I communicate with throughout the project?
- How are selections handled?
- What happens if something changes?
- How does pricing work?
- What happens next if we decide to move forward?

Pay attention not only to the answers, *but also to how they're explained.* You'll be working closely with your builder for a significant amount of time. You should leave that first conversation feeling informed rather than more confused.

### **What You Don't Need to Have Figured Out Yet**

This may be the most important thing to know before your first meeting.

You do **not** need to walk in with:

- A finished floor plan
- Exact square footage
- Every finish selected
- Every room planned
- Every detail of your property figured out
- An answer to every question your builder might ask

In fact, DCH notes that homeowners don't even need finished floor plans before finding land. A custom home can be designed around the property itself, taking things like topography, views, sunlight and access into consideration. That's the point of working with a custom builder.

You're bringing the things you know: how you live, what matters to you, what you can comfortably invest and what you're hoping to create. Your builder brings the experience to help turn those ideas into a plan.

### **Ready for the First Conversation?**

If you've started thinking seriously about building a custom home, you may be more ready for that first meeting than you think. Bring your ideas. Bring your questions. Bring the photos you've been saving. Most importantly, come prepared to talk about what you want your home to do for you.

Whether you already own land or you're still figuring out where you'd like to build, the Design Custom Homes team can help you understand your options and what comes next.
